New Hamlet Townhouses

This 6-acre site within the historic hamlet of Gardiner is being designed for 32 townhouses and a 2 ½ acre park. The site is prominently located adjacent to the Wallkill Valley Rail Trail, Majestic Park, and Station Square.

The architectural design conveys the character of the 19th century rural hamlet by using a smaller scale and articulation on the building volumes, using porches on all elevations and highlighting specific architectural details. Smaller set-backs minimize front yard driveways and continue the “streetscape,” connecting this new neighborhood with the existing hamlet. The overall design celebrates the local vernacular buildings and blends easily into the context of historic Gardiner.

The site design, an open space clustered plan, preserves almost half the site as a permanent park adjoining Majestic Park and the Rail Trail and highlights the creek that bisects the property, focusing all the units on this natural feature. The units are located on the northwest side of the property, providing broad southern exposures to all units. Trails through the open space provide access to the adjoining parks and passive recreation opportunities for residents. Stormwater management is realized by enhancing an existing farm pond into a constructed wetland with a surrounding boardwalk for bird-watching and access to the creek. The overall effect is of a historic hamlet neighborhood adjoining a quiet and beautiful park.
