Stoneykill
New Paltz, NY

Stoneykill is an example of very low density conservation development with the primary focus on landscape preservation. Located across the street from Outlook Farm, Stoneykill is a 55-acre, 4-home site development that was designed as a “Phase Two” of Outlook Farm. The land was the last remaining property of the original 1920’s dairy farm and its open meadows and fields are a dramatic complement to Outlook Farms forest and smaller fields.

The conservation strategies utilized were specific locations and site plans for the homes which placed them topographically behind the ridge and out of site from the scenic road, prohibitions on future subdivision which prevented any alteration to the design plan, placing property lines at natural boundaries, and donating a conservation easement to the Town of New Paltz for the permanent protection of the property.

Stoneykill is a fine example of a very low-density conservation development whose primary purpose is protecting an important scenic landscape.
